Back in 1926, someone drew a whole little town on a map of DeLand, right beside the train depot, and called it Pelham Square. It never got built. The land stayed pine woods for almost a hundred years, and now it's finally happening.
Here's the story, where it sits, and what the townhomes and single-family homes are selling for right now.

The name Pelham Square is almost a hundred years old.
On April 9, 1926, a company called Clark & Turley filed a map with Volusia County for a brand-new neighborhood beside DeLand's train depot. They called it Pelham Square. It was supposed to be a whole little town, with rows of narrow lots, alleys, a park, and streets like Euclid Avenue and Grand Avenue.
But the town never came. By 2021, the land belonged to timber companies, and the county still described it as "undeveloped, wooded acreage."
Then things started to change. The county had already planned this area around the train station back in 2013. In August 2024, SunRail began stopping in DeLand at that same depot. And in June 2026, the county recorded the first 172 homesites, almost exactly a hundred years after that original map was drawn.

The DeLand SunRail station sits near Old New York Avenue and Grand Avenue South. It's the northern end of the line, so every train heads south toward Sanford, Winter Park, downtown Orlando and Kissimmee, and SunRail began stopping here on August 12, 2024. From the first phase of Pelham Square, here's how far things are:
A one-way SunRail ticket from DeLand to downtown Orlando is $4.00, or $7.50 round trip. Riders 65 and up, ages 7 to 18, and riders with disabilities pay half, and kids 6 and under ride free.

The full county plan for The Villages at Pelham Square allows up to 648 homes: 114 single-family homes, 210 townhomes and 324 apartments, plus shops planned along State Road 44. The apartments and shops are part of the plan, not part of Starlight's homes.
New homes here are mostly sold through the builder, so only a few show up on the MLS at a time.

If you're wondering about any of these, you're not alone. Here's what I'd tell you over coffee.
The Villages at Pelham Square sits just south of State Road 44 (New York Avenue), on both sides of Grand Avenue and north of Euclid Avenue, in DeLand, FL 32720. It's inside the area the county planned around the SunRail station back in 2013, so the train is close by. From the first phase, downtown DeLand is about 6 minutes by car, Stetson University is about 7, and Orlando is about an hour. The schools Starlight lists nearby are Southwestern Middle, DeLand High and Citrus Grove Elementary, all within about half a mile. If you'd like to see it in person, I'm happy to drive you out there.
Yes. Starlight Homes lists move-in ready townhomes and single-family homes here, and as of October 5, 2026 they start at $285,490 for a townhome and $337,990 for a single-family home. These are brand-new construction, so you're the first owner. Which homes are still open changes week to week, and a home can sell before it ever shows up on the MLS. About eight-tenths of a mile, which is roughly an 18-minute walk or a couple of minutes by car. SunRail began stopping in DeLand on August 12, 2024, at the same depot that was drawn next to the original 1926 Pelham Square map. If you commute to Winter Park or downtown Orlando, that's a real option here: you can leave the car at home and still be at the train in a few minutes.
SunRail describes its DeLand station as sitting near the intersection of Old New York Avenue and Grand Avenue South, west of downtown DeLand. It shares the stop with Amtrak and has a park-and-ride lot with a bus drop-off area. DeLand is the northern end of the SunRail line, so every train from here heads south, through Sanford and Winter Park to downtown Orlando and on to Kissimmee. From Pelham Square it's about an 18-minute walk.
SunRail charges by how many counties you ride through. DeLand to downtown Orlando crosses three (Volusia, Seminole and Orange), so a one-way adult ticket is $4.00 and a round trip is $7.50. Riders 65 and up, ages 7 to 18, and riders with disabilities pay half, and kids 6 and under ride free. Going all the way to Kissimmee crosses a fourth county, which makes it $5.00 one way or $9.50 round trip. These are SunRail's posted fares as of October 5, 2026, and SunRail also sells weekly, monthly and yearly passes for regular commuters.
It really comes down to how you live and what you want to spend. At Pelham Square you can compare both in one place. The townhomes are two stories with three or four bedrooms, about 1,644 to 1,824 square feet, and a one- or two-car garage, with move-in ready homes starting around $285,000. The single-family homes run about 1,200 to 2,268 square feet, every plan has a two-car garage and granite countertops, and move-in ready homes start around $338,000. Yes. Starlight says every home here comes with a refrigerator, oven, microwave, dishwasher, washer and dryer, and that's true for the townhomes and the single-family homes. Granite countertops are listed on the single-family plans, not the townhomes. If you're wondering about things like blinds or a fence, ask me and I'll find out for the home you like.
Not the kind you can buy from Starlight. Starlight Homes sells townhomes and single-family homes here. The county's plan for The Villages at Pelham Square also allows up to 324 apartments in a later phase on the west side, along with shops planned along State Road 44, but those aren't part of Starlight's homes. There are no condos in the plan. If you're looking for a lower-maintenance place to own, the townhomes are the closest fit, and I can show you how they compare.
No, and the names trip a lot of people up. Pelham Park is a separate neighborhood nearby, from a different builder. Estates at Pelham Square is a separate subdivision too, approved in 2019 on the southeast corner of the same area. The Villages at Pelham Square is the one Starlight Homes is building now, south of State Road 44 along Grand Avenue. Starlight doesn't publish the HOA dues on its website, and I won't guess at a number. Ask me and I'll get the current dues, and whether there's a CDD, in writing before you commit to anything.
The first phase, the East Village, sits in FEMA Flood Zone X, which FEMA describes as an area of minimal flood hazard. That's a good starting point for insurance, but your lender and insurer will look at the specific homesite, so it's worth asking about before you choose one.
