Just outside DeLand, where Grand Avenue meets Lime Street, there's a new neighborhood where every homesite is a full acre, under old oaks. Most people driving past have no idea it's there. Here's what it is, where it came from, and what the homes cost.

From The Heebner Ranch To 29 Homesites

Before it was a subdivision, this ground was a working ranch.

The land belonged to the Heebner family. Robert Heebner Jr. graduated from Stetson, flew Navy dive bombers and torpedo planes off carriers in World War II, and came home to DeLand, where he became a bank vice president and president of the Chamber of Commerce.

In retirement he kept a ranch here in the Glenwood area — cattle, fern, orange groves and a vegetable garden. The county's own aerial photos show this land as woods and open pasture for about twenty years.

Oranges run deep around here. Just up the road in Glenwood, a chance seedling found in an 1879 grove became the Hamlin orange, for years the most widely grown orange in Florida.

Where is Heebner Acres?

Heebner Acres is on the southeast corner of Grand Avenue (County Road 4053) and Lime Street, in DeLand, FL 32720, near the small community of Glenwood. It's in unincorporated Volusia County rather than inside DeLand's city limits, which is why it runs on private wells and septic. By car it's about 13 minutes to downtown DeLand, about 10 minutes to Publix, about 11 minutes to the DeLand SunRail station and roughly an hour to downtown Orlando.

How much does it cost to clear an acre of land in Florida?

It depends heavily on how wooded the lot is, which is why there's no honest single number. At Heebner Acres the question is mostly answered for you: the builder's price includes clearing up to half an acre of your homesite, along with the well, septic, sod and driveway. The rest of the acre can stay wooded, under the old oaks. If you want more than half an acre cleared, ask for a quote before you choose your homesite.

Does Heebner Acres have an HOA?

Yes. Heebner Acres Homeowners' Association, Inc. was formed in May 2025 and is active with the State of Florida. The dues amount isn't published anywhere I could verify, and I won't guess at it — ask me and I'll get the current figure and the rules in writing before you commit. If a no-HOA home is a must for you, that's worth knowing up front, and I can show you other acreage options around DeLand.

Is Heebner Acres in a flood zone?

The whole subdivision sits in FEMA Flood Zone X, which FEMA describes as an area of minimal flood hazard, on the flood map effective June 9, 2022. That's a good starting point for insurance, but it isn't the whole picture: your lender and insurer will look at the specific homesite, and drainage on any one acre is worth a look before you choose a lot.

How much is an acre of land in Florida?

Statewide numbers swing too widely to be useful, so here's a local one instead. Volusia County deed records show five Heebner Acres homesites deeded on their own in 2026, at prices between $115,000 and $159,900 each. Home-and-homesite packages from the builder start in the low $500s.
